What Is the VA Loan Benefit Actually Worth?

Most veterans know the VA loan requires no down payment. But the full dollar value of the benefit goes much deeper than that. When you add up the down payment you keep, the private mortgage insurance you never pay, and the rate advantage VA loans typically carry, the total benefit on an Arizona home purchase often exceeds $50,000–$80,000 over 10 years.

The calculator above shows you exactly what your VA benefit is worth based on the specific home you're buying — not a generic estimate.

Arizona VA Loan Quick Facts: No down payment required. No PMI ever. No prepayment penalty. VA loans are assumable (a major advantage if rates stay elevated). Available for purchase, refinance (IRRRL), and cash-out refinance. Available statewide — Phoenix metro, Tucson, Sierra Vista, Yuma, and all Arizona communities.

VA Funding Fee: What It Is and When It's Waived

The VA funding fee is a one-time cost charged at closing that helps sustain the VA loan program. It can be financed into the loan rather than paid out of pocket. The fee varies based on your service type, whether it's your first or subsequent VA loan use, and your down payment amount.

Borrower Type First Use (0% Down) Subsequent Use (0% Down) With 5%+ Down
Veteran / Active Duty 2.15% 3.30% 1.50%
Reserves / National Guard 2.40% 3.30% 1.75%

Why Arizona Is a Strong Market for VA Buyers

Arizona has one of the largest veteran populations in the country, with major installations at Luke Air Force Base, Davis-Monthan AFB, Fort Huachuca, and MCAS Yuma. Cities like Sierra Vista, Tucson, Goodyear, Chandler, and Surprise all have strong VA buyer activity and seller familiarity with VA transactions.

Phoenix-area sellers have become increasingly comfortable with VA offers — VA appraisals and closings move at roughly the same timeline as conventional, and the no-PMI structure means VA buyers often compete effectively on monthly payment even against conventional buyers with larger down payments.

Do all veterans qualify for the VA loan benefit?
Most veterans, active duty service members, and surviving spouses qualify. Eligibility requires minimum service: 90 days active duty during wartime, 181 days during peacetime, or 6 years in the National Guard or Reserves. Your lender can typically pull your Certificate of Eligibility (COE) directly through the VA portal. Learn more about VA loans in Arizona →
Is the VA funding fee required?
The VA funding fee is required for most borrowers but is waived entirely for veterans with a service-connected disability rating of 10% or higher, surviving spouses of veterans who died in service, and recipients of the Purple Heart. The fee can be financed into the loan rather than paid at closing.
Can I use my VA benefit more than once?
Yes. Your VA benefit is fully reusable. Once you pay off a VA loan or sell the home, full entitlement is restored. You can also have two VA loans simultaneously in some circumstances, such as when relocating for military service before selling your current home.
What is the VA loan limit in Arizona?
There is no VA loan limit for veterans with full entitlement as of 2020. If you have remaining entitlement from a prior VA loan, county loan limits may apply. In Maricopa County the conforming loan limit is $806,500 for 2025. Jumbo VA loans are available above this amount through some lenders.
